What's my Home Worth

Online home valuations are basically estimates based on recent sales, current homes on the market, and other factors. Basically, an algorithm that is limited in data. Algorithm-based home estimates have a median error rate of 1.9% to 7% and that is if the home is on the market.  According to self-published data, Redfin’s median error rate is 3.04% for on-market homes, while Zestimate’s (Zillow) is 1.9%, Trulia is 5.3%, and Realtor.com is 4%. The information is not very accurate and doesn’t take into account home improvements. This is why they give such a wide price range in the tens or hundreds of thousands and each site has its range.  A live, real Long & Foster agent will factor in what the computer models can’t – your home’s condition, the special things that make it unique, comparables (how your home stacks up to others), market insight, your motivation and timeframe, buyer behavior and tastes, local market conditions and other factors an algorithm doesn’t have access to and can’t easily interpret.
